Taking a client on their first property tour is always a discovery. As a buying agent you only find out what they really want during that first discovery tour. Our role as buying agents is to bridge the gap between reality and ideal.
Most ultrahigh net worth individuals are similar in what they want but they also have their unique culturally driven needs. Now, two things are common to all of them. They are used to live in big places and have lots of storage. Both of which are rare in Central London.
This particular client was surprised to see how different properties in London are to other prime cities. Each property had different ‘personalities’. Even the super prime developments were not all the same.
Throughout this tour I could not help but wonder how property has changed in London and although there is still room to improve, London is getting there.
The emergence of new super prime developments such as the Four Seasons Residences, Mayfair Residences (or Dorchester Residences) and Hanover Bond (aka Mandarin Oriental Residences), 1 Grosvenor Square and the future Pensinsula Residences will provide UHNW individuals a ‘pied-a-terre’ they can call Home – albeit a super one.
Many are still in construction but they are unique in many ways and additionally you can customize them to fit your desires.
In the meantime, if you want to move tomorrow, W-One Marylebone, Clarges, Belgravia Gate, Burlington Gate or Chelsea Barracks can give you a London super home with plenty of perks. Some of them have really gone the extra mile: want an entrance to impress? Clarges is your best bet. Want to exercise with natural light and windows? Belgravia Gate has the only gym of all the developments which is not in a sub-basement. Want your chef to prepare meals somewhere and then have them delivered to you? Belgravia Gate is for you. Want a vibe and locals? Then it is Chelsea Barracks (which I am glad to report is very nice). Want a cool pad and to be in the midst of things? Opt for Burlington. There is something to suit all tastes.
When I say that we are not there yet is because this particular client was surprised that some of these (very high level) London prime properties lack a service elevator, storage is still an issue as well. Or that pretty much in most of them the kitchen is open plan, which is not suitable to many people who like to keep their cooking to themselves.
People are always curious about these prime developments (and to know if they sell) and they asking which one is our favourite or the best… and as said above, fortunately the new wave of super prime developments have something for everybody. And yes, despite the press, they are selling very well.
